Geffen sold the estate, which spans four lots at 22, 24, 26 and 30 West End Road, for $50 million in June, records show. The buyer was reportedly Long Island-based developer Villadom Corporation.

Bespoke Real Estate’s Cody Vichinsky and Zachary Vichinsky had the listing. According to Cody Vichinsky, the buyer immediately flipped one of the lots at 30 West End Road for $16.3 million. A few weeks after closing, the company listed the remaining three properties for $54 million.

Owned by the late John F. Sullivan, a financial executive, the oceanfront home includes materials imported from Europe.

A French Château-style home in the Hamptons is getting a price cut to $65 million from $75 million. The property, which sits on about 3½ acres on the ocean in Southampton Village, first went on the market this summer, when it was being offered along with an adjacent five-bedroom house owned by the same family for a total of $100 million. At the time both homes were also available individually: the oceanfront home for $75 million and the other house for $35 million. This time the oceanfront property is being offered by itself for $65 million, and the other home isn’t on the market, according to Cody Vichinsky of Bespoke Real Estate, who has the listing with colleague Zachary Vichinskyand Howard Morrel and Leslie Hirsch of Engel & Völkers New York Real Estate.

Transactions like those on TRD’s list helped push the average sales price in the Hamptons up 7.4 percent year over year, to $1.89 million in the first quarter of 2016, making it the highest first-quarter result in eight years, according to the Manhattan-based appraisal firm Miller Samuel. The average sales price for the luxury market, which represents the priciest 10 percent of sales, also jumped year over year, rising 11.6 percent to reach $8.81 million.

It’s been one year since Bespoke Real Estate opened its first office on the East End in Water Mill. According to brothers and co-founders Zach and Cody Vichinsky, the firm has brought in more than $400 million in business over the last 12 months.

“Statistically, we are far beyond our goals,” said Cody Vichinsky, who spoke with The Press on September 22.

Bespoke has reportedly had a banner year in sales, including 25 transactions with an average sale price of $15.38 million. There were 17 sales above $10 million; eight sales above $20 million; four sales above $30 million; and three sales above $35 million.

While brokers defect from agency to agency with the speed of serial house-flippers, Cody and Zach Vichinsky simply decided to go out on their own. The broker brothers recently left Corcoran to form a new high-end boutique agency: Bespoke Real Estate, launched in August with $350 million in exclusive listings. Touting luxury service for properties with asks of $10 million and above, Bespoke offers private membership with a password-protected web portal for perusing its site. “The Hamptons has seen record-breaking sales,” says Cody Vichinsky. “We wanted to focus on quality, not quantity, and invest more in the experience.” The company recently listed a $59.9 million, 16-acre compound on Parsonage Lane in Sagaponack, consisting of three building lots and an adjacent ten-and-a-half-acre reserve. Its new 10,000-square-foot modern house will be designed and built by Jay Bialsky, with 12 bedrooms, a pool, and a tennis court.

The architectural and interior design firm GRADE New York is having a moment in the posh East End. The firm is now working on three luxe side-by-side Sagaponack homes — the firm’s first-ever ground-up Hamptons projects — two of which are now under construction and all asking big bucks. The addresses span 285 to 289 Parsonage Lane, with prices ranging $19.99 million to $25.99 million; this entire 15.9-acre plot is also asking $59.9 million, which is reportedly the village’s priciest listing.

Developed by Jay Bialsky and marketed by Bespoke Real Estate, these modern-looking builds boast 8,400 to 10,000 square feet of space, custom kitchens, pools and tennis courts.

Bridgehampton House To List for $25.995M

In the Hamptons, a 14,181-square-foot spec home that isn’t yet under construction will list for $25.995 million, according to the listing agents.

Scheduled to break ground in early 2015 for completion in summer 2016, the three-level “modern farmhouse” in Bridgehampton, N.Y. will have eight bedrooms, nine full bathrooms and three powder rooms. Amenities will include a home theater, wine room, gym, saltwater pool, tennis court and a detached 1,500-square-foot office or lounge space.

The back of the house will be virtually all glass, with three large panels that slide into the ceiling to open the double-height great room to the yard. The 2½-acre property is near Sagg Pond, said Cody Vichinsky, one of the listing agents with Bespoke Real Estate in the Hamptons.
